Waterfront and island destinations can use water as more than a view: it can become a platform for growth, identity and experience. Floating development can unlock underused water space, increase capacity and preserve valuable land for landscape, habitat and recreation. Luxury modular buildings can be prefabricated off-site, installed with limited disruption and adapted as demand changes. Combined with clean energy, circular water systems and ecological restoration, this approach can create lower-impact resorts, lodges, clubs and attractions whose resilience and commercial value come directly from their relationship with water.

Designing on water introduces conditions that conventional sites rarely face. Tides, waves, wind, changing water levels, marine access, moorings, corrosion, servicing and emergency response all affect how a destination is planned, built and operated. Water quality, seabed impact, navigation and marine ecology must also be understood early to support approvals and protect the setting guests have come to enjoy. These issues are interconnected: resolving them separately can compromise safety, operations or experience. Each site therefore requires a coordinated response based on its climate, water conditions, design life and operating model.

“We design with water in mind from the very beginning.” We treat architecture, landscape, marine engineering, infrastructure and operations as one connected system. Site studies, capacity testing, digital simulation and, where required, wave-tank testing establish the right platform, flotation, anchoring and harbour strategy. We then coordinate durable materials, fire and life safety, back-of-house logistics, renewable energy and circular fresh-, grey- and wastewater systems. BIM-led design and off-site prefabrication improve quality, speed and cost control while reducing disturbance at the destination. This integrated process turns technical constraints into coherent places that are resilient, adaptable and commercially deliverable.

Water can shape much more than the view. Arrival by boat, movement across water, reflections, changing horizons, breezes and the feeling of occupying the water itself can all become part of the experience of a place. In floating hotel suites, overwater restaurants, coastal retreats and marina villages, the journey between land, architecture and water becomes part of the destination. The architecture is experienced through this relationship, allowing structures to become stages of storytelling and every room to invite a voyage.

A waterfront destination designed as a gateway to the wider Red Sea experience. The architecture brings together arrival, orientation and hospitality in a form shaped by its coastal setting, creating a strong relationship between land, water and visitor journey.

A resort destination set within the World Islands, where accommodation, landscape and waterfront leisure are organised around direct access to the sea. The architecture is designed to maximise views, privacy and the sense of staying within a distinctive island environment.

A wellness-led coastal retreat centred on calm, privacy and immersion in the landscape. Water, shaded terraces and carefully framed views shape the guest experience, creating a destination where architecture and wellbeing are closely connected.
